DownloadA clean, tidy, and staged home sells faster than a cluttered and messy one. Following this checklist will ensure your property is ready for potential buyers to see themselves inside your home without the homeowner's personal items clouding a buyer's mental image. Please use the following checklist to ensure your home is the best version of itself for shoot day!
o Remove cars from the driveway and front of the home, either in the garage or down the street. Garage doors must remain closed.
o Hide garbage cans, hoses, and gardening tools.
o Mow the lawn and remove any leftover debris (twigs, branches, discernable weeds).
o Remove any toys or sports equipment from the lawn and driveway.
o Uncover pools and hot tubs if clean, skim leaves. We will turn on the lights and hot tub jets. Please put away cleaning equipment.
o Clean and arrange outside furniture, open patio table umbrella, tidy chairs, and plump cushions.
o Remove the grill cover and hide utensils.
o Sweep sidewalks, driveway, patio, decks, and pool area.
o Remove all flags, hanging ornaments, and home security signs.
o Turn on ALL lights in the house; replace burnt-out bulbs.
o Turn ON ceiling fan lights; please keep the fan OFF.
o If a window has curtains, please open them. If the window has blinds, lower them but keep horizontal slats open.
o Turn all TVs and computer screens OFF.
o Any glass door/window/mirror should be clean and free of streaks or fingerprints.
o Recommended: Use standard dining table set up (i.e., plates, napkins, placemats, cutlery. Place bowl of fruit or flowers to add color, if possible).
o Clean off and wipe down all countertops.
o Remove appliances, knife blocks, toasters, etc. ONE nice, modern-looking device can stay (i.e., coffee maker or tea kettle on stove).
o Remove all items from the refrigerator (no magnets, pictures, etc.)
o Remove throw rugs, hanging towels, and paper towels.
o Hide the garbage can.
o Remove soap, sponges, dishes, and the drain stopper from the sink.
o Straighten and tidy all chairs.
o Make all beds; use decorative pillows if available.
o Remove ALL clutter from end tables, dressers, and nightstands (including, but not
limited to, personal photos, drinking cups, alarm clocks, etc.).
o Store away the phone, tablets, charging cords, books, tissues, and other items.
o If possible, remove all personal photos.
o Address any clutter under the bed that may be visible in photos or video.
o Walk-in closets should be clean and kept.
o Arrange clean hand and body towels.
o Hide all trash cans, plungers, or toilet scrubbers.
o Remove floor mats and close the toilet seat. Apply fresh toilet paper roll.
o Remove hygiene products from the counter, including bar soap, medications, and
toothbrushes.
o Remove shampoos, razors, and loofahs from the shower; close the shower curtain
or door.
o Vacuum, sweep, and mop where appropriate, including sweeping/dusting hard
surface floors.
o Tidy couch cushions, fluff pillows, and remove clutter from tables/desks.
o Dust off all the screens.
o Sweep hard surface floors.
I will do my best to assist with any minor changes but will not touch or move any personal
hygiene items. Our available shooting time is limited, so delaying or extending shoots may
be subject to an extension fee. Photos requiring custom editing to remove unsightly items
may be subject to a minimum $10-per-photo editing fee.
